Rincon Beach Estates and the Boca Chica area are a short drive from The Enrique Malek International Airport, located in David, Panama in Chiriquí Province . Construction is currently underway to pave the existing road from the Pan American Highway to Punta Bejuco , which will bisect the properties listed in this presentation. David is the second largest city in Panama . The airport was recently remodeled , the runway was lengthened and the facility is ready for additional International flights.
There are daily flights from Panama City to David and three flights per week from San Jose, Costa Rica to David. The Tocumen International Airport in Panama City has completed a major expansion program and offers daily connecting flights for international arrivals to David with minimal layovers. There are several small islands just offshore, including Isla Venado, where you can swim and fish for lobsters. Farther offshore is some of the world’s best sportfishing and for those familiar with this sport, Isla Coiba, Hannibal Bank, Isla Secas, and more are close by.
On a clear day you can see Isla Coiba and Isla Parida to the southeast. There are numerous world class activities within an hour’s travel. From sportfishing at Hannibal Bank, to surfing at Venao Beach, to whitewater rafting or touring local rainforests in the Serranía de Tabasará (central mountain range) at 4,000 feet above sea level, there is something for everyone. Panama is a multi‐cultural nation and is renowned for its banking and favorable tax laws. Their financial system is based on the US dollar and English is widely spoken.
The Panamanian Government has recognized the importance of tourism to their economy. The government has created an atmosphere which welcomes marine and tourism industry growth and development by simplifying the regulations for obtaining concessions, gathering permits, and registering assets/property as well as the modernization of infrastructure as seen in the widening of the Pan American Highway and the Panama Canal along with airport construction and expansion. Recent changes to property tax laws has resulted in most property being taxed at a rate of less than 1% based , in most cases, on last sales value . Property held by corporations is not revalued when the corporation is sold , which can result in maintaining low, taxable property values for years.
